Central Facilities Services (CFS) provides comprehensive facilities maintenance and construction services for The Claremont Colleges. Our mission is to create and maintain a campus environment that supports the academic and operational goals of our partner institutions through strategic planning, construction, and maintenance of facilities. Please note: A service request is generally intended for facilities departments at our member colleges. If you are a student, faculty, or staff member needing assistance, please contact your college’s facilities or maintenance office directly.

Priority Guidelines
Work orders are prioritized according to the scope of work and follow these guidelines:
Priority 1 – Emergency
Imminent threat to life, property, security or environment. Emergencies receive immediate responses and are mitigated until a permanent repair can be made. Examples are an electrical power failure, an overflowing toilet, inoperable elevators, chemical odors, flooding, critical failures of building HVAC systems, lockouts (keyshop), or broken windows that pose an imminent risk. These requests take precedence over other requests. Emergency requests will be responded to within one hour.
Priority 2 – Urgent
A situation posing a potential threat of personal injury, equipment damage or serious disruption to university operations. Examples are malfunctioning heating and cooling systems, plumbing (continuously running toilets/faucets), graffiti, flickering office lights and problems affecting the security of facilities. Urgent requests will be responded to within 24 hours during normal business hours.
Priority 3 – Routine
Non-emergency repairs that do not pose an immediate risk to facilities, systems, equipment or components. Examples are repairing or replacing door hardware; patching and repainting; checking, inspecting, servicing, and adjusting system components; pruning, trimming, mowing, and fertilizing grounds; repairing or replacing obsolete, worn, broken, missing or damaged ceiling tiles; and systems or components that don’t immediately interfere with the university’s mission. Routine requests will be scheduled within 5 business days and completed within 15 business days.
Priority 4 -Scheduled
Maintenance or service that does not pose an immediate risk to facilities, systems, equipment, or components. Examples are projects, events, improvements or enhancements to existing infrastructure/equipment/assets, accommodations for campus shuts downs or prior to Semester return. These requests will be scheduled to begin within 90 days of the request.

ACC Solar Carport
Scheduled Start of Construction: Summer 2025
Design efforts are ongoing for new solar carports at the ACC public and fleet parking lots. These carports will provide shade, helping to lower our carbon footprint, reduce reliance on the electrical grid, and virtually eliminate ultraviolet damage to fleet vehicles and equipment.
North Campus Property (Formerly Claremont School of Theology)
Assessment and Stabilization: Initiated November 2024
The assessment and stabilization of the North Campus property are focused on implementing a uniform keying system and removing hazardous materials, debris, and dead vegetation. The structures, along with their mechanical, electrical, and data infrastructure, are being evaluated to determine their remaining useful life, necessary repairs, and components requiring replacement. Given the age of the buildings, challenges related to accessibility, lead paint, asbestos, and earth stability are anticipated.
Future Projects
ACC EV Charging Stations Estimated Start Date: 2026
TCCS is planning between 11 and 20 level 2 charging stations in the parking lot. A Level 2 charger typically takes 4 to 10 hours to fully charge a vehicle depending on the vehicle and the size of the battery. Two level 3 charging stations are planned for the Storage Yard. A Level 3 three charging station usually takes approximately 15 – 20 minutes to achieve an 80% charge.
Talks have begun with Electric Vehicle charging station providers to provide this service immediately after the Solar Carports are completed.
Honnold Library Landscape Masterplan
Scheduled Completion: Pending funding
Another Library improvement project is the development and implementation of the Landscape Masterplan. The grounds surrounding the library will be refreshed with new and additional drought-tolerant plants and outdoor furniture. The Agave plants will be removed, and a stately Oak tree will be planted outside the south entrance.
Student Services Building
Scheduled Completion: Project is Paused
The Student Services Building project is paused as the Council of Presidents directed TCCS leadership to explore alternate options. Several options are being explored with a decision on next steps anticipated in spring 2025.

ACC Landscape Refresh
Completed: January 2025
The ACC Landscape is the latest project to the ongoing enhancements at the Administrative Conference Center. This improvement program began with upgraded signage to reflect the relocation of the Campus Safety offices to ACC. Recent landscaping upgrades include the removal of agave plants and dead or dying vegetation, the installation of new irrigation systems, enhanced lighting, and the introduction of water-efficient, California-friendly plantings. Recycled river rocks were used to create accenting streams that frame the entrances, while a new outdoor covered break area was also added to the space.
Relocation of HEO
Completed: July 2023
The Health Education Outreach Office moved from Tranquada to the Phone Office Building at 330 E. 8th Street. The building was unused for a period to time and required substantial refurbishment: the interior was completely stripped down to the studs and rebuilt to meet modern standards, including the addition of WiFi, network connectivity, updated electrical systems, plumbing, heating and cooling, new lighting, and carpeting. The facility now features ADA-compliant access and a new roof, which meets current accessibility and safety requirements.
Honnold Third Floor Refresh
Completed: Summer 2024
The latest project at the Library is the third-floor refresh. The nature of the project required the work to be completed in phases. The first phase was done during the winter of 2023 break, continued in spring 2024 break, and was completed in the summer of 2024. The work included new carpeting, painting and accessibility improvements to the restrooms.

Building Automation Systems oversees campus-wide energy and building automation systems, including HVAC and lighting controls. They provide operational support, energy analysis, and programming for building automation controls.

Custodial Services maintains over 240,000 square feet of building space. The staff provides building custodial services, including regular cleaning, sanitizing, and overall maintenance of work areas, including, but not limited to, indoor and outdoor spaces such as offices, restrooms, meeting rooms, patios, and entryways. The team also responds to emergency clean-ups as needed.

The Electrical Shop manages electrical repairs, maintenance, and installations for all campuses. Responsibilities include maintaining electrical
distribution, replacing light bulbs and ballasts, supporting emergency generators, and troubleshooting power outages.
The Electrical Substation team is a separate and specialized group within facilities, dedicated to managing and maintaining the electrical infrastructure of The Claremont Colleges (TCC).

The HVAC Shop ensures indoor air quality and temperature control. Its responsibilities include maintaining HVAC systems, chillers, cooling towers, and freezers. The shop also conducts AQMD leak checks and fire extinguisher inspections.

The Key Shop handles the maintenance of locks and keys, including key-system mastering, re-keying, and repairing door hardware. Services extend to electronic locks, proxy card readers, and panic bar installation.

This shop specializes in low-voltage systems (50 volts or less), such as fire alarms, access controls, security cameras, and emergency phones. They also oversee elevator inspections, Telco systems, and building automation integration.

The Paint Shop provides interior and exterior painting using environmentally friendly materials. Services include drywall repair, graffiti removal, parking lot striping, and applying specialty finishes such as epoxy and elastomeric coating.

This shop maintains the campus water system, including pipes, valves, and boilers. Services include unclogging drains, repairing gas lines, testing backflow preventers, and maintaining water systems for compliance.

Project Management oversees design, construction, and renovation projects from start to finish. They ensure compliance with building codes, manage budgets, and coordinate sustainable development and ADA compliance efforts.
